What's the Difference between a "Listing Agent" and "Buyers Agent"?

Answer:

Listing Agents usually deal with sellers, and are the ones who will list a property for sale on the Multiple Listing Service (MLS).  When you call an agent from an ad in a newspaper or magazine, you are usually contacting the listing agent.  These agents place ads to show the seller that they are making an effort to sell the home, and these advertising efforts can also draw other potential sellers to sell their homes through this agent.

A Buyer’s Agent is an agent who has signed an agreement with a buyer, indicating that agent will represent the interests of that buyer. 

When a buyer purchases a house, they may have a Buyer’s Agent – but if they didn’t sign the Buyer Agency agreement, then the agent is referred to as the Selling Agent.  The Selling Agent is the agent who found the buyer for the property.

Many agents specialize, either working with sellers (Listing Agents) or with homebuyers (Buyer’s Agents).  Other agents will work with both sellers and buyers, and are very knowledgeable about both sides of the transaction.
